Major Construction Work to Begin on Second
Phase Of Scottsdale Road Widening Project
The City of Scottsdale is ready to begin the second phase of construction work leading to the widening of Scottsdale
Road between Indian Bend Road and Gold Dust Avenue. Upon completion, the new section of Scottsdale Road will be three
lanes in each direction. Construction will be performed in three phases with the entire 2 ¾ mile project scheduled to be
complete by December 2004.
A new bridge will be constructed in phases over the Indian Bend Wash just south of McCormick Parkway. The underground
conduit system for the 69 kV lines for this segment will be installed at this time allowing the 69 kV lines that have been
temporarily relocated along the east and west sides of Scottsdale Road to come down this winter.
Work will begin with the removal of the center median, which will temporarily be paved with asphalt. Two lanes of traffic
in each direction will be maintained on the east side of Scottsdale Road while a half-street “work zone” is established on
the west. This process will then be reversed with four lanes of traffic on the west side of Scottsdale Road to allow for
work on the east. Finally, at the end of this phase of construction, the center median will be replaced.
For the most part, work will be performed during daytime hours, Monday–Friday. Periodic weekend and nighttime work may
occur to meet the demands of the aggressive construction schedule. This phase of construction is scheduled to be complete
in early 2004.
This construction work is the second of three planned phases that will result in a major reconstruction and widening of
Scottsdale Road from Indian Bend Road to Gold Dust Avenue.
During the last four months, the existing 12 kV electrical lines and other utilities were relocated and undergrounded along
the west side of Scottsdale Road from approximately Hummingbird Lane to Berneil Drive. The purpose of work was to relocate
as many of the utilities as possible in the corridor in preparation for the second and third phases of construction.
In May 2004, work to widen Scottsdale Road between McCormick Parkway and Gold Dust Avenue will be initiated. The
undergrounding of the 69 kV line from McCormick Parkway to Doubletree Ranch Road will be installed at this time.
Again, in order to achieve the undergrounding, the existing lines will need to be temporarily relocated.
The widening of Scottsdale Road has a total budget of $22,469,300 for all three phases. The final scope and budget for this
project was established after approval of an IGA with the Town of Paradise Valley in 1996. Construction of any portion of
this project has been held until the Pima Freeway was completed through the City of Scottsdale.

McCormick Ranch Women's’ Association
The McCormick Ranch Women's’ Association is an Association for women on McCormick Ranch and
invites all women to join them as a new member.
Their activities include bridge, book discussions, golf, water aerobics, etc. They have a
luncheon/meeting on the third Thursday of each month which is held at various valley resorts,
country clubs and restaurants. Each luncheon has a social hour preceding the luncheon and an
interesting program following with speakers on art, politics, fashion shows and community affairs.

Named as
“Best Scottsdale
Neighborhood”
In the June 2003 issue of “Scottsdale Life - Best of 2003”, McCormick Ranch was named as Best Scottsdale Neighborhood.
The article on Page 37 states “Located in the center of the city, McCormick Ranch is Scottsdale’s first master-planned
community. With a beautiful greenbelt running through its heart, a plethora of custom-built homes and mature vegetation,
it’s no wonder McCormick Ranch is one of Scottsdale’s most sought-after addresses.”
Congratulations to all the residents of McCormick Ranch for the honor of Scottsdale Life granting us such a prestigious
title!

A Reminder About
Purchaser, Transfer
and Refinance
Statement Fees
On April 4, 1997, Governor Symington signed House Bill 2495 into law. This legislation had wide ranging impact on all
condominiums and planned communities within the State of Arizona.
Although the following information does not contain all of the amendments and additions, it does reflect the pertinent
provision regarding notice to potential purchasers of property on McCormick Ranch.
A portion of Section 33-1260 of HB2459 states:
“...The Association shall mail or deliver to a purchaser within ten days after receipt of a written notice of a pending
sale that contains the name and address of the purchaser, a copy of the by-laws and the rules of the Association, a copy of
the Declaration and a statement…”
The Association charges a non-refundable Purchaser Statement Fee of $150.00 to cover the Association’s costs to prepare
and deliver the Purchaser Statement and related documents within ten days. This fee is in addition to the $50.00 Title
Statement/Transfer Fee to cover our costs to issue a Title Request Statement and to transfer property upon close of escrow.
The Association charges a Refinance Statement Fee of $10.00 for refinancing a home.
Please note that the Title Company used will normally take the responsibility of collecting the statement fees and issuing
a check to the Association for the total amount due.
