Board Members Elected at Annual Meeting
Three property owners were elected to serve three year terms as Board members at the McCormick Ranch Property Owners’
Association Annual Meeting held on February 18, 2003.
Fred “Sam” A. Luft, III is the Designated Corporation Real Estate Broker and AVP for CWS Marketing Group, Inc. of Arizona.
Sam, his wife, Laura, and son, Derick, have been McCormick Ranch residents since 1992.
N. Fred Pratt retired in 1987 from Garrett Turbine Engine Co. after 28 years of service. He achieved the position of
General Supervisor of the Instrumentation Engineering Laboratory and during his professional experience, was granted seven
Patents. Fred and his wife, Alicia, have been McCormick Ranch residents since 1977.
Michel A. Sucher, MD currently serves as Acting Medical Director for the State of Arizona Bureau of Emergency Medical
Services. He is also engaged in the private practice of Addiction Medicine in Scottsdale. Michel and his wife, Lynn, have
been McCormick Ranch residents since 1990.

Need Directions to the POA Office?
The McCormick Ranch Property Owners’ Association office is located at 9248 N. 94th Street in Scottsdale, AZ.
We are located east of the 101 Freeway just south of Via Linda on 94th Street. Our building is on the west side of the
street at the end of 94th Street.

Home Values Remain Strong in NE Valley
Based on a recent article in the Scottsdale Progress, homes in the McCormick Ranch area, i.e., ZIP CODE 85258, had from
a 10% to a 14.9% increase in median prices.
This increase was surpassed only by homes in the Paradise Valley area which experienced a 15% or more increase.

Spring is Fishin’ Time
With Spring in the air, many people get bitten by Spring fever, while the rest of us might be more inclined to grab a
fishing pole and folding chair.
Our lakes are a mecca for this group. Bass, crappie and catfish are regularly stocked in our lakes. 2000 bass and
crappie were stocked in various lakes in February of 2002 and should now be of catchable size. 750 lbs. of catfish ranging
from 2 to 6 lbs. were stocked in December of 2002.
Residents must possess a McCormick Ranch fishing permit which is available, free of charge, at the McCormick Ranch POA
office located at 9248 N. 94th Street.
Fishing without a permit will get one a polite warning or evacuation by our McCormick Ranch Lake Ranger.
Remember to pick up a short list of fishing rules and regulations when you get your permit.

From our mailbag...
We received this email from a concerned resident who asked to have the following printed in our newsletter…
“As a responsible dog owner, I understand the concerns of residents regarding uncontrolled dogs. However, my larger fears
are drivers who shouldn’t be driving, those who don’t make a complete stop at stop signs, those who don’t use their turn
signals and those who speed. These are real dangers. We should all follow these laws.”

Rules and Regs of McCormick Ranch
Debris and Brush Collection
The McCormick Ranch POA restricts indiscriminate
stockpiling of debris and brush. Items to be picked up must be placed in the appropriate
location no more than two (2) days prior to the collection week.
Violation notices will be issued to those residents placing their debris out earlier.
Commercial Vehicle Criteria
Vehicles which bear the name of a commercial establishment, reveal or exhibit obvious
non-standard equipment or attachments, are in excess of 3/4 ton in weight, are used to
transport passengers for compensation or used for transportation of property in furtherance
of a commercial enterprise are considered to be commercial vehicles.
All commercial vehicles must be parked in a garage.
Flagpole Criteria
Residential flagpoles are not to exceed 20 feet (20’) in height.
Commercial flagpoles are not to exceed 25 feet (25’) in height.
Placement and color must be approved by the Architectural Control Committee.
