The Rancher
Fall 2001
Board Sets 2002 Assessment Rates
At its meeting of October 24, 2001, the McCormick Ranch Property Owners’ Association Board of
Directors set the 2002 Annual Assessment Rate at $180.00.
In making its decision, the Board of Directors determined that the current Annual Assessment Rate
of $175.00 may not be sufficient to cover operating expenses in the near future. The current
Assessment Rate has remained unchanged for the past eight years. In deciding to raise the rate
to $180.00, the Board took several factors into consideration:.
Foremost was the fact that interest income generated by the Capital Reserve Fund will be
significantly diminished due to low interest rates.
The Ranch is nearly built-out, both residentially and commercially, resulting in little,
if any, income generated by growth.
Assessment dollars generated by increases in assessed valuations for commercial and industrial
entities have been affected due to valuations being determined by Maricopa County on a two year
basis rather than annually.

From our mailbag...
We received the following email from very appreciative McCormick Ranch residents...
"My wife and I want to express our appreciation for the very quick and efficient manner in which
you have responded to the massive damage done by the recent storm. In our almost 26 years on the
Ranch, there has only been one other storm in our opinion that was as destructive. Each time
your crews have done a wonderful "clean up" in regards to the toppled trees, damage, and debris.
Thank you!"
This email was directed to Dave Reid, Director of Maintenance...
"Hi there. You, your staff and crew do a super job of keeping the landscape throughout McCormick
Ranch looking good. Congratulations!"
The following question came from our "Contact Us" web page:
"Is there any chance that a measure could be implemented that would prohibit individuals from
leaving door hangers and business cards at the front doors or on the driveways of private
residences?"
Editors Note: According to the City of Scottsdale, if the unwanted publication is attached to the residence,
there is really nothing that can be done. If the publication has been tossed in a driveway or
yard, then the littering law has been violated and you are advised to call the publication's
editor or publisher and ask that delivery be stopped for your particular property. Residents
can also call the City of Scottsdale Zoning Department but it has been found that the results
are better if you call the publisher directly.
The following email was received from a relieved resident...
"I have lived in my home for the past 18 years and I have never seen a squirrel in the area and
now I know why... a family of squirrels have moved into the crawl space of my home. After
telephoning the Police dept., the Fire dept., and several Animal Control Agencies, I finally
found Heather and Robert, owners of "Animal Rescue & Transportation Co." (623.869.7899). I
highly recommend them as they have trapped two very large squirrels and relocated them for me.
I do not want anyone else to have to go through what I went through looking for help. Please
share this information with the POA."
And finally, this email was directed to Rosemary Foster, Director of Regulations...
"Thank you for enforcing the rules at McCormick Ranch and keeping our Ranch a place we can all be
proud to reside."
Letters, notes, comments, suggestions, etc. can be sent to the staff at 9248 N. 94th St.,
Scottsdale, AZ 85258, or emailed to

Rules and Regs of McCormick Ranch
Dogs
City of Scottsdale Ordinances prohibit dogs running
at large and require that litter be picked up immediately by owner.
Complaints regarding this issue should be directed to the City of Scottsdale at (480) 312-5000.
The POA receives many calls and emails from property owners regarding pet owners who simply
refuse to control their animals. We would like to remind dog owners that it is a violation of
City Ordinance #1826 for dogs to run loose within the city limits. Following are pertinent
excerpts from Sec. 4-39 of the Scottsdale Revised Code on ANIMALS:
(c) If any dog is at large on the public streets, public parks or public property, then said
dog’s owner or custodian shall be guilty of a misdemeanor.
(d) Any person whose dog is at large is in violation of this article. A dog is not at large:
If it is restrained by a leash, chain, rope, or cord...
(e) Dogs at large shall be impounded by the enforcement agent...
The agency may issue a citation to the dog owner or person acting for the owner when the dog is
at large..."
Container Criteria
The City of Scottsdale states that containers
should be placed curb-side, with the handle facing away from the street, on the day of collection
and be removed from the street that day. Containers must be placed away from mailboxes, fences,
light poles, vehicles or any obstacles which would prevent the collection vehicle from easily
servicing or reaching it.
In addition, the Association requires that all containers be stored in an inconspicuous location
out of public view.
Christmas Decorations and Lights
Christmas decorations and all decorative lights on
structures shall not be installed or utilized before November 1st, and must be removed not later
than January 15th.

The City of Scottsdale’s Sanitation Division picks up brush debris and large throwaway bulk items
on McCormick Ranch. Collection schedules for the rest of 2001 can be accessed by clicking here.
- Items must be placed just inside your property line.
- Items should be in place no later than 5:00 a.m. on Monday of the scheduled collection week.

- Loose or small items must be bagged or boxed.
- Non-collectibles are construction waste including rocks, brick and scrap materials and remodeling

to the scheduled collection week.
